Although it does not always attract the same attention as some neighbouring suburbs, the data reveals a strong and consistent market across both sales and short-term rentals. February provides a timely opportunity to review current conditions and reflect on how the area has progressed over the past twelve months.

### A Note from Nox Cape Town’s Revenue Manager 

Mouille Point, while easy to overlook, is a fantastic investment opportunity for small listings like studios and one bedrooms. The neighbourhood sees fairly strong demand year-round. Its proximity to downtown makes it great for business travellers, while the V&A waterfront draws tourists in all seasons.   
   
The neighbourhood also sees peak demand from expos and road races throughout the year. The occupancy graph below shows many of these spikes in occupancy during off-peak months like August, October, and May. These events appeal to smaller parties and provide a welcome injection of demand into some of the slower nights of the year.
